Should I Invest In New or Resale Property?

NEW Pros:

  • A deposit on a new property is equivalent to a much larger investment, in fact it is as if you had invested the full value of the property. With annual price increases running at 15%-20% your investment starts gaining in value immediately. For example, a property purchased at £100,000, increasing by 15% pa, will have added £15,000 to its value by the end of 12 months.
  • Covered by 10-year builder's guarantee. Being new, there is no maintenance, upgrading, or repair work required.
  • Modifications can be made to suit personal tastes and requirements.
  • Payment by instalments allows time to sell UK property or otherwise raise capital.

NEW Cons:

  • Waiting time; dependent on status of property when purchased, this may be 12 months or more, though opportunities occasionally occur for purchase at a later stage or even, occasionally, after completion.
  • Unless the house is part of a final phase on an urbanisation some building work may continue in the vicinity.

RESALE Pros:

  • Usually available immediately or within a matter of weeks.
  • Any faults may reasonably be expected to have been rectified under the original guarantee.
  • You can see exactly what you are buying and furniture, etc is very often included in the sale price.

RESALE Cons:

  • Can often be overpriced compared with an equivalent new property.
  • If more than 10 years old the original builder's guarantee will no longer apply. Also, it may not have been built to same standards as previous building regulations were more lax.
  • Owner may be selling because of structural, location, or other unspecified problems.
  • Some wear and tear to be expected.
  • Care must be exercised to ensure that there are no charges or debts against the property, especially if buying directly from the owner.
  • Short timescale, the total balance has to be paid on handover of the property, which cannot be delayed. Important for instance in the case of a purchaser with a property to dispose of in the UK.
